Unforeseen site conditions are those that could not have been anticipated at the time of contract signing. For instance, if groundwater is discovered on the site, it could impact the project’s cost and timeline as it may require additional work like installing a drainage system.
If the soil is not strong enough to support the weight of the building, the foundation may need to be redesigned, adding additional costs and time.
A change order may also be initiated if the client requests additional work. This could be something like adding a decorative railing on a deck. In such cases, the contractor should prepare a detailed breakdown of the costs and timeline impact of the extra work and obtain written approval from the client before proceeding.

Change orders are an essential part of construction projects. They allow for flexibility in the contract and ensure that any unexpected issues or additional work are addressed in a fair and transparent manner.
