Following are Functions of Construction management:
- Project Management Planning
- Cost Management
- Time Management
- Quality Management
- Safety Management
Now we will discuss these functions of construction management in detail.
1. Project Management Planning:
Planning out the entire project is one of the essential tasks as it lays out the stepping stones for completing a project. The project planner or project manager must plan out each step of the whole project before the project is even started.
Project managers must define the estimated duration of each activity and each worker’s tasks. To plan out a project thoroughly this information is very necessary. It is very challenging to develop a budget and work schedule without a great construction plan.
2. Cost Management:
For managing construction understanding the cost of the project is a necessary part of managing construction. The second function of construction management is creating a budget. To determine the total cost and return expected from the particular project managers use the budget.
To build a payment table understanding one’s budget will help. Project managers use the budget and plan to determine when the steps are complete. Sometimes project managers request payment with completion of every step. This can keep projects more affordable since subcontractors are not burdened by the entire cost at the start. With the budget here is a cost plan which will help outline the cost of the construction and the cost of the entire project. The cost plan defines where and when the project manager can spend the money and the budget shows the limit of expenses.
3. Time Management:
Time is something which you cannot get back once you lose it, in construction more time spent on the project is a direct proposal to the amount of money so more time spent is equal to higher expanses. The ability to use time wisely and efficiently is said to be important in construction management and thus time management is one of the key functions of construction management.
The project manager must have some sort of skills: effective and clear communication, delegation, and prioritization. In construction, proper communication plays a vital role as one mistake due to miscommunication of any form of time lag can build up the project expenses.
4. Quality Management:
Project managers are totally responsible for project quality, which is why is one of the functions of construction management. In order to check the quality is good or not, construction managers will need to analyze their work practices to see if they are up to the mark, determine the quality of material used is of standard quality. You can not win bids from others without quality management.
5. Safety Management:
The smallest mistake could lead to injury or even worse, death and losses in the construction projects. This is why safety management is considered or plays a very important part in the functions of construction management. So in order to safely start a project, the manager must first plan and determine all the safety protocols such as personal protective equipment, Health, and Safety department (HSE) has to be set up and HSE managers and engineers can prevent injury to both workers and observers.
Exhaustion is one of the most overlooked safety issues in the construction workplace. Exhausted workers are more likely to cut corners to finish the project faster and often don’t follow the safety protocol. In order, for the exhaustion to be prevented management should make sure that workers are not working too many overtime shifts.
